Lease Advisory, Rent Reviews & Leasehold Valuation

Lease matters are rarely solved by producing a figure and walking away. The valuation has to be understood in the context of the lease, the property, the local market and the negotiating position of the parties.

What We Do

A T Valuations provides practical valuation and negotiation advice on commercial rent reviews and residential leasehold matters across North West London. Clients deal directly with Adam Mogose MRICS throughout the instruction.

Commercial Rent Reviews

We advise both commercial tenants and landlords on rent reviews, with a substantial proportion of our work undertaken for tenants and owner-run businesses. The starting point is the lease: review date, valuation assumptions, disregards, user provisions, repairing obligations and any other terms that affect the hypothetical letting.

The next step is the market evidence. For high street and parade retail, apparently similar units can produce very different rents depending on frontage, trading depth, ITZA, position within the parade and the quality of the pitch. Industrial and warehouse rents can move sharply between nearby estates and locations. The evidence therefore needs to be analysed rather than simply listed.

  • Initial rental assessment and advice before negotiations begin.
  • Review of the landlord’s or tenant’s proposed rental position.
  • Comparable evidence and rental analysis.
  • Negotiation with the other party or their surveyor.
  • Advice through referral to an Independent Expert or Arbitrator where required.

Our aim is not to manufacture an aggressive figure. It is to establish a defensible market position and present it persuasively. For an owner-run business, that may mean challenging a proposed increase with evidence and lease analysis; for a landlord, it may mean demonstrating why the existing rent no longer reflects the market.

Commercial Lease Advice

We also provide rental and valuation advice where lease terms, renewals or occupation need to be considered alongside the wider commercial position. Where legal interpretation is required, we work alongside the client’s solicitor rather than attempting to replace legal advice.

The strength of the service is combining property evidence with a practical understanding of how local businesses occupy and use their premises — particularly shops, restaurants, professional practices and small industrial units.

Residential Lease Extensions & Enfranchisement

Residential leasehold work requires a different valuation framework but the same qualities: careful analysis, clear advice and sensible negotiation. We act for leaseholders and freeholders in relation to lease extensions and enfranchisement matters, including statutory and negotiated cases.

  • Lease extension valuation advice for flats.
  • Freehold and collective enfranchisement valuations.
  • Review of offers and counter-offers.
  • Negotiation with the other party’s surveyor.
  • Clear explanation of the valuation components and likely negotiating range.

Many clients have never dealt with leasehold valuation before. We therefore explain the process in plain English, identify the figures that matter and make clear where there is genuine room for negotiation and where expectations need to be realistic.

“Adam guided me through the process of obtaining a lease valuation very quickly and was incredibly helpful throughout the process, taking time to explain things clearly and succinctly. In an area which I have very little knowledge about I was grateful not to feel patronised at any point.”

Independent Advice, Not Theatre

Negotiation works best when the underlying valuation is credible. We are comfortable challenging another surveyor’s position where the evidence supports it, but equally comfortable telling a client when the evidence does not support the figure they hoped for.

That straightforward approach often saves time and keeps the client focused on the commercial outcome rather than unnecessary correspondence.
