RICS Valuations for Commercial & Residential Property

Valuations for Inheritance Tax, Capital Gains Tax, retrospective dates, internal transfers and SIPP/SSAS pension transactions, working alongside accountants, solicitors and advisers where required.

What We Do

A T Valuations provides independent Red Book valuation advice for a wide range of tax, legal, pension, family and private client purposes. Instructions may involve a single flat, a family home, a shop with upper parts, an industrial unit, a professional practice or a mixed commercial and residential portfolio.

The purpose of the valuation matters as much as the property itself. A report prepared for probate, a pension transaction or matrimonial proceedings must address a different set of questions, assumptions and reporting requirements. We therefore begin by establishing exactly why the valuation is required, the relevant valuation date and who will rely on the report.

Tax Valuations

Tax-driven work is a significant part of the practice. We prepare property valuations for Inheritance Tax, probate, Capital Gains Tax and other tax and accounting purposes, including retrospective valuations where the relevant date may be many years in the past.

  • Probate and Inheritance Tax valuations at the date of death.
  • Capital Gains Tax valuations, including historic or retrospective dates.
  • Gifting, family transfers and internal company or partnership transactions.
  • Commercial, residential and mixed-use property held personally, within companies or as part of wider estates.
  • Valuations prepared alongside accountants, solicitors and tax advisers where required.

These are not estate-agent appraisals. A formal tax valuation must be properly researched, reasoned and capable of being explained if subsequently questioned. We aim to give clients and their advisers a report that is both robust and easy to follow.

Pension Property Valuations — SIPP & SSAS

We value commercial property for SIPP and SSAS pension purposes, including acquisitions, disposals, connected-party transactions and other situations where an independent market valuation is required.

These instructions frequently involve owner-managed businesses purchasing or leasing their trading premises through a pension arrangement. We regularly work with business owners, pension trustees, accountants and advisers and understand the importance of reporting clearly on both market value and market rent where required.

Professional practice property is a particular area of experience, including dental surgeries, clinics and pharmacies, where occupation, configuration and the relationship between the property and the operating business need to be understood properly.

Residential Valuations

Residential work ranges from straightforward private valuations to formal reports required by government schemes, solicitors, accountants or the courts. Common instructions include:

  • Probate, Inheritance Tax and Capital Gains Tax.
  • Matrimonial and family settlement valuations.
  • Help to Buy equity loan redemption and sale valuations.
  • Shared Ownership staircasing and related valuations.
  • Family transfers, gifting and other private valuation requirements.

We do not provide Level 2 or Level 3 building surveys. Our role is valuation: establishing an evidence-based opinion of value and explaining the reasoning clearly.

⭐⭐⭐⭐⭐

“Very happy with Adam's service. Prompt with responses and a quick turnaround with the report. I felt he understood the current market to give a realistic and fair valuation.”

Matrimonial & Dispute Valuations

Property values can become central to matrimonial proceedings and other disputes. We provide independent valuations for residential, commercial and mixed portfolios, including Single Joint Expert and party-appointed work where appropriate.

The emphasis is on independence, clarity and evidence. The role is not to advocate for a preferred figure but to provide a valuation that can be explained, supported and relied upon by the parties and their professional advisers.

The Report

Our reports are thorough but deliberately readable. Comparable evidence, assumptions and valuation reasoning are set out clearly so the client can see how the conclusion has been reached. Where a matter is unusual, historic or evidence is limited, that is explained rather than hidden behind jargon.

Standard instructions are generally turned around promptly following inspection and receipt of the necessary information. If a deadline applies, tell us at the outset and we will confirm whether it can be met.
